Before agreeing to any building work, it’s worth asking: Are you insured, and can I see proof? Are you a member of an accreditation body like the FMB, and can that be verified independently? Who will actually be on site day to day?
On the practical side: What’s included in this quote and what isn’t? Who handles planning permission and Building Regulations if they’re needed? What’s the payment schedule, and does it match the work being done rather than being front-loaded?
Finally: Can I see examples of similar completed work, and can I speak to a previous client? A builder who answers all of these clearly, without hesitation, is usually the safer choice regardless of price.
