A lot of the flats we work on don’t have room to extend outwards or upwards, so the improvement has to come from how the existing space is used. Removing a non-structural wall between a galley kitchen and living room is usually the single biggest transformation available.
Where structural walls can’t move, changing the position of doors, built-in storage that runs floor to ceiling, and better use of hallway space (a slim run of cupboards rather than a wasted corridor) all add up to a flat that lives much bigger than its floor plan suggests.
Bathrooms in flats also benefit disproportionately from a full refit — swapping a bath for a larger shower, or reconfiguring the layout around the existing waste pipe positions, often makes more difference per pound spent than anywhere else in the flat.
