Cosy, spacious and affordable rarely all max out at once, and understanding the trade-off early saves a lot of frustration later. Spacious generally means either extending (which costs money) or reconfiguring existing rooms (which costs less but has limits).

Cosy — warmth, good lighting, a sense of scale that doesn’t feel cavernous — is often more about material choices and lighting design than square footage, which is genuinely good news for smaller budgets.

Our approach is to establish which of the three matters most to you before design starts, so the plan reflects your actual priorities rather than trying to maximise everything and landing on a compromise no one’s happy with.
