How Much Does a Kitchen Extension Really Cost in 2026?

Every kitchen extension quote looks different because every house, site and spec is different. Rather than quote a single average figure that won’t hold up on your street, it’s worth understanding what actually moves the price up or down.

Groundworks and foundations are usually the biggest variable — a sloping garden, tricky drainage or nearby trees can add cost before a single wall goes up. After that, the size and structure of the opening between old and new (steel beams for a wide-span kitchen-diner cost more than a modest single-storey box) has the next biggest impact.

Glazing is where budgets swing the most. A single set of bi-fold doors is one price; a full glass box roof with sliding doors on two sides is another entirely. Fit-out — kitchen units, flooring, underfloor heating — is a separate budget again, and one homeowners often underestimate.

Our advice is always the same: get a proper site visit and a written breakdown before you commit, so you know exactly what you’re paying for and where the money is going.
