How to Read Planning Permission Rules Before You Renovate

A lot of home extensions in England are covered by Permitted Development rights, meaning they don’t need a full planning application — but the rules have specific limits on size, height and position that catch people out.

Single-storey rear extensions, for example, have depth limits that depend on whether your house is detached, semi-detached or terraced, and whether you’re using the “larger home extension” neighbour consultation scheme. Side extensions, loft conversions and outbuildings each have their own set of conditions.

Conservation areas, listed buildings and some newer housing developments can remove permitted development rights entirely, which is why it’s worth checking with your local planning authority — or asking us to check for you — before you get too far into design.
